Wolsey is run and managed by former housebuilder MDs and a significant factor in our success has been a clear recruitment strategy focused on housebuilding executives.
There can be few companies that can boast such a wealth of industry experience within an organisation of over 50 employees.
Now we want to expand still further and we are looking for suitable candidates to join us in the role of Development Director.
You will have multi-disciplined experience to enable you to develop and nurture relationships with housebuilding clients,
assessing the viability of their developments, building a portfolio of schemes with tailored funding solutions and managing those investments on Wolsey’s behalf.
The people we recruit at this top level will have experience of financial decision making; have strong leadership, communication and relationship skills; and
understand each and every aspect of the residential development business.
You will have managed the land acquisition process and therefore understand all of the planning, technical and legal processes required for due diligence.
In terms of management you will have developed a sixth sense in assessing optimum development process and be experienced in the art of achieving timely sales,
within a balanced construction programme and everything else involved in the process of creating them.
And we will commit all the time necessary to introduce you to the art of funding.
You will join a small, like-minded team from the housebuilding industry and you will be supported by and work closely with the accounts team in each office.
You will be introduced to the funding processes that Wolsey has developed. This introduction coupled with your own experience will equip you in the role of a Development Director.
You will also start to build up your own client base. A Development Director’s portfolio of projects is built through developing relationships built from a combination of
their own networking and response to enquiries that Wolsey generates from its marketing activities.
Essential to the process is the assessment of a project’s viability and risk profile, creating the right funding solution and undertaking full due diligence.
Once funding is in place, you will manage the relationship with the developer through all the development phases; adding value, as needed, through your own experience
and supporting the scheme towards a successful outcome.
Success for a Development Director comes from building strong relationships – working with the developer towards a profitable and timely conclusion for each scheme
and helping them to build their business – and assuming ownership of those relationships and the returns that they deliver to Wolsey.
Over 60% of new schemes come from repeat business; clear testament to our Director’s ability to develop strong relationships as well as deliver profitable outcomes.
As a Development Director one significant change to your previous activities is that you will be stepping back from front line day-to-day development decision making.
Your role is to support and steer, as needed, your portfolio of schemes throughout the development process. The role of implementation falls to each of your clients.
It is a stimulating role; certainly no two projects, no two clients and no two days are ever the same. And it is an environment in which you can apply the multi-disciplined
management expertise, leadership and problem solving skills that you, in your housebuilding career to date, will have undoubtedly acquired.
